Maintenance

We have a proven track record of undertaking regular and diligent maintenance for our clients, preventing small issues from becoming large, expensive ones. We provide a complete maintenance plan as well as regular routine maintenance via our team of qualified and experienced contractors and tradespeople.

Dynamic Strata ensure efficient operations for all administration requirements relating to owner’s corporations including compliance with the Owners Corporation Act 2006 (Vic), Body Corporate and Community Management Act 1997 (Qld), OH&S audits and Essential Services.

One contact person

Our strata managers are the central contact point for all aspects of your building's management. This means all stakeholders, including owners and tradespeople, deal directly with us on all matters, resulting in streamlined outcomes.

At Dynamic Strata, we welcome clients with complex projects. Our team has a considerable amount of experience in managing projects for clients whose buildings require updates, maintenance, and repairs.

Streamlined management system

Enjoy using our purpose-built online software, ‘Stratafy’. This exciting new platform enables clients to log in remotely, update their details, and send maintenance requests directly to their manager. The portal also allows clients to gain access to their minutes, invoices, ballot results and Statements of Expenditure, in real time.

Annual general meetings

At Dynamic, we understand one of the biggest hurdles for our clients is finding the time to come to our meetings so we offer the option to attend via phone or video link. You can also request your Annual General Meetings be held on a weekend or after hours to enable greater attendance from lot owners (additional fees may apply).

24 hour trade emergency facility

Our team categorises requests into common property or private lot issues thus avoiding unnecessary charges being made to the strata account. We then draw on our vast network of trades who attend to call-outs ensuring quick service and safety to residents at all times.

SMS ballot return

Dynamic Strata have designed the first SMS ballot return system which we are proud to offer our clients. It's quick and easy to use!

Online payments

We offer online payments through BPay, Credit Card (PayWay/DEFT) and electronic funds transfers within the Stratafy App.
We are unable to accept cash payments due to the security risk to our staff.

Insurance

As well as being an Authorised Representative for various insurance companies, we leverage our extensive and diverse building portfolio to get the best possible deal for our clients.

Individual bank accounts

Dynamic Strata value transparency, so we will provide your strata community with its own individual non-interest bearing bank account. Interest-bearing accounts can also be applied.

After hours calls

The right after hours calls service saves you time and money, and provides peace of mind. We do not outsource this service so if there is an urgent issue at your property, one of our in-house team members will deal with it.

Committee training is provided FREE of charge by Dynamic Strata to help you gain the knowledge required for a successful committee experience.

We recommend the committee attend online strata software training to ensure efficiency and transparency .

We welcome open and honest feedback so we can provide the best possible service to you and the residents of your building.

Work with us to create a better community within the building through special events and parties.

Be responsible under the relevant Acts and Regulations for repair and maintenance of the Common Property.

Notify us about any defects or hazards in the building.

Act honestly and in good faith, and exercise due care and diligence in all committee undertakings.

Maintain open communication and be actively involved in committee activities.

Make prompt decisions in relation to any necessary repairs maintenance or other works.
